Default How do I value a website?

I'm looking to by a popular forum but I have no clue as to how to value the site.

I dont want to get ripped of but as I know the owner I dont want my offer rejected because I valued their website far too low.

Any hints on valuing the site?

If its a forum, the factors you listed above are only a very small part of what you should consider when valuing the forum, for me personally, if I want to buy a forum here are the things that will concern me more:

    i. Niche of the forum (A Finance or Gambling forum for example is more valuable than a computer games forum).
    ii. Number of current members
iii. Number of new members per day
    iv. number of threads
    v. number of posts
    v. Does the forum rank well in SERPs for the keyword the forum is about?
v1. Does it have any income, if yes, how much?
vii. How much advert does the current user have on other sites?

The above are FAR more important thank PageRank.

    Good luck

I thought there would be a little bit more to add into the equation

Niche of the forum - reality tv forum
    1606967 posts
    79342 topics
    36 forums
    12000 members
At the moment the website brings in around £1500 per year in revenue and that is using googleads using 3 small banners

    v. Does the forum rank well in SERPs for the keyword the forum is about?
I'm not sure how to find this figure out???
