Default Autorun Websites

One of my goals on some of the static sites I run (not blogs)
is to have them run themselves. I have at least a few that do,
but my question to stimulate discussion on this is:

How much time have you invested, or "need to" invest in a
niche website - NOT a blog - to be able to sit back
and enjoy slight/heavy revenue from it, without constantly
tweaking and adding to it?
